Land between Swindon Lane & Hyde Lane
Blenheim Strategic Partners and Galliard Homes are bringing forward proposals for new family homes in a sustainable, well-connected site between Swindon Lane and Hyde Lane, on the northern edge of Cheltenham.
The site offers the opportunity to deliver around 750 high-quality new homes, making a meaningful contribution to Cheltenham’s significant housing needs. The site is largely contained by existing development and infrastructure, and its development would represent a logical and well-considered next step in the growth of Cheltenham’s northern fringe.
As well as meeting the clear need for new local homes, the proposals would deliver a wide range of significant community benefits, including:
A significant level of affordable homes aligned with policy, helping local people access homes they can afford in a town where prices run 19% above the national average.
Bypassing Swindon Lane level crossing: a new route for cyclists and pedestrians, avoiding the congested level crossing at Swindon Lane. Supported in principle by Network Rail, and only deliverable through this development.
Essential walking and cycling connections: The site is already well-connected to shops and essential services via active travel (including public transport). It is also in close proximity to the Honeybourne Line and the Bishops Cleeve strategic cycleway, with an opportunity to incorporate local bus services.
A landscape-led design with homes arranged around a network of green corridors, parkland and retained hedgerows and tree belts. The northern parts of the site, including Hunting Butts Ridge, are retained as publicly accessible open landscape, with new walking and cycling routes for all.
A range of measures to strengthen ecological value, contributing to the Gloucestershire Local Nature Recovery Strategy and delivering a net gain for biodiversity.
High standards of energy efficiency in line with the council’s climate change objectives.
Certainty of delivery: two established housing developers with a proven track record, committed to building homes where larger strategic sites in the borough may struggle.
