The Site
The site extends to approximately 40 hectares of fields on the northern edge of Cheltenham, situated between the existing residential neighbourhoods of Wymans Brook to the south, Swindon Village to the west, and the approved Elms Park allocation to the north-west.
It is bounded by Swindon Lane to the south, the Bristol to Birmingham mainline railway to the west, Hyde Lane to the north, and the former Honeybourne railway line and Hunting Butts Ridge to the east.
The site is enclosed on three sides by existing development and infrastructure, with Hunting Butts Ridge providing a clear and permanent natural boundary to the north.
Development here therefore represents a contained, logical enclosure of the existing settlement, consistent with the established pattern of growth on the northern edge of Cheltenham as established by the Golden Valley and Elms Park allocations.

Local shops and services: Convenience stores on Windyridge Road (7 minutes walk) and at Kingsditch Retail Park

Secondary schools: All Saints’ Academy (south-west) and Pittville School (south-east), both within 10 minutes by bike.

Proposed housing is located entirely within Flood Zone 1 (lowest risk of flooding).

The Cotswold National Landscape lies approximately 2.5km to the north-east.
Swindon Village Conservation Area is separated from the site by the railway line and existing residential development on Wymans Lane.
